freezing my nuts off here in sw texas because of weather modifications and these bastards just downgraded nat gas. they say energy prices is coming down. lying swines my energy bills going up up!!

I'm in the building materials field, I'll have to run the numbers in the next few days and see how much our Square Foot pricing goes up. We've been relatively flat over the last few months, rises in some products have been offset by decreases in others.

It's not only the cost of materials but also lead times of the materials because of since we have almost no mfg base in the USA which has its own negative side effects.

Yea, supply chain got bad during the coof, then never got better. Lead times on so many products is still months when it used to be weeks. The price of fuel is also killer, I know my company started charging a fuel surcharge to offset the rising price of fuel.

I would say hold off until you see a big jump, it's definitely coming. Our stick lumber pricing has been low lately, it's going to pop up soon. It's been the cost of plywood products that have kept our overall number up.

I’ve been putting off building a house for several years because of the price of lumber. There’s no end in sight so I’m gonna keep stacking gold, silver, brass and lead!

I can live in a van down by the river! Hahaha

Had our hvac units serviced last week. During discussion about the economy, technician stated that most people do not understand what’s happened to prices and costs during the last three years. Expects higher costs next year.

We finished our house 12/20 - our hvac systems (3) were 24k, now, the same set up is north of 70k😵‍💫.

Just finished wife’s She Who Must Be Obeyed shed- as Nick mentioned, stick lumber low, sheet goods up and rising.

Building is slowing- how do I know?- people I called 6-8 months ago are showing up for the small projects I have- shed, roof extension, foam insulation and the hardest to get for small projects (30 sheets) - drywall.

Greg is spot on- We ain’t seen nothing yet 😡

I am in the process of building a home, and to save money on building materials, I have traveled north to KY to get materials at Menards. (menards.com) This has saved about 35% compared to big box home improvement centers. But had to buy a trailer to haul materials back, or can rent a box truck.

So were back to having a contract on a house to build for X but as time goes along you need to up the price to Y to cover the additional supply cost.

It is has always been best to provide a provide a full design to the contractor in order to set expectations for work to be performed. This helps to hold the contractor accountable, set limits on budgets to all parties, and provide for legal recourse in the case of non-performance.

Unfortunately today it does not work that way. If it costs more for the contractor to build, he will break the contract because there is a loss to him, or you will make ups the difference. I know people who had to pay 40k more to get they're house built.

I take it you are talking about a base-plan development. These developments typically drive profitability through quantity versus quality IMO. Maybe I can be proven wrong down the road but I prefer above construction the ability to change a floor plan, grade finishes, appliances, cabinets, etc. which has never been on the menu of options in my area.
